House rules

Attention, Guests and Tenants of Private Accommodation in Ukraine!

The accommodation is provided exclusively for residential purposes. Use of the property for any other purpose — for example, business meetings, setting up an office, photo or video shoots, events, etc. — is permitted only with the owner’s prior approval.

If the accommodation is used for purposes other than residential use or unauthorized events are held, the owner has the right to demand that such activities be stopped immediately, refuse check-in, or require the guest to vacate the accommodation, taking into account the booking terms, these rules, and the requirements of the applicable legislation of Ukraine.

General Accommodation Rules

These rules are published on the Apartments UA website and form part of the accommodation terms. The guest is required to read them before making a booking.

Making a booking, making a payment, or checking in means that the guest has read these rules and agrees to comply with them to the extent that they do not contradict the legislation of Ukraine.

1. Number of Guests

The actual number of people staying in the accommodation must not exceed the number of guests specified at the time of booking.

Accommodation of additional persons not specified in the booking is permitted only with the owner’s prior approval.

2. Quiet Hours and Order

In accordance with the rules of the apartment building and the requirements of the applicable legislation of Ukraine, the following are prohibited:

  • holding loud events;
  • playing loud music, television, or other audio equipment;
  • carrying out repairs or other work involving banging or other loud noises;
  • engaging in any other activities that disturb the peace and quiet of neighbours.

In a private house, cottage, or other standalone building, holding events and using audio equipment is permitted only with the owner’s prior approval and provided that the requirements of the law and the rights of neighbours are respected.

3. Smoking

Smoking conditions are specified by the owner in the description of the particular property. If the description prohibits smoking, smoking inside the accommodation is not permitted.

Smoking is permitted only in a designated area specified by the owner, if such an area is provided. Smoking on a balcony is permitted only with the owner’s express permission and provided that fire safety requirements are observed.

Smoking on stair landings, in building entrances, corridors, and other common areas is permitted only where allowed by the building rules and the legislation of Ukraine.

If the property description states that smoking is permitted, the guest must comply with the rules and restrictions established by the owner, as well as fire safety requirements.

In the event of smoking in prohibited areas or violation of the applicable restrictions, the guest is required to reimburse the costs of cleaning, odour removal, restoration of property, or other damage caused.

4. Staying with Pets

Staying with pets is permitted only with the owner’s prior approval before the booking is made.

If staying with pets has not been approved, pets are not permitted inside the accommodation.

This restriction does not apply where access for an animal is required by the legislation of Ukraine, including in the case of assistance dogs.

5. Care of Property

The guest must treat the accommodation, furniture, household appliances, equipment, and other property with due care.

In the event of damage to or loss of property, the guest is required to reimburse the documented costs of repairing, restoring, or replacing the damaged property, taking into account its condition and period of use.

As security against possible damage during check-in, the owner may collect a security deposit in case of possible damage to the property in an amount approximately equivalent to EUR 100.

The amount of the security deposit, currency and method of payment, the procedure for determining the equivalent amount, as well as the terms and timeframe for its return are communicated to the guest on the Apartments UA website or during correspondence before check-in.

The security deposit is returned upon the guest’s departure after the accommodation has been inspected, provided there is no damage, loss of property, outstanding payment, or other documented violation of these rules.

If damage, loss of property, or other documented loss is identified, the corresponding amount may be deducted from the security deposit in the amount of the actual damage caused.

If the amount of the damage exceeds the security deposit, the guest is required to pay the difference.

6. Liability for Violations of the Rules

For violations of these rules, building rules, booking terms, or the requirements of the applicable legislation of Ukraine, the following measures may be applied to the guest:

  • reimbursement of documented damage;
  • deduction of the corresponding amount from the security deposit;
  • imposition of a fine or other monetary sanction, if such a measure is provided for by the booking terms and permitted by applicable law;
  • termination of the stay and a requirement to vacate the accommodation in accordance with the legislation of Ukraine and the booking terms.

The refund of any amounts paid in advance in the event of early termination of the stay is determined by the booking terms, these rules, the services

actually provided, and the requirements of the applicable legislation of Ukraine.

Any measures applied must be proportionate to the nature of the violation and the amount of actual damage caused.

7. Cleaning

Scheduled cleaning, including the change of bed linen and towels, is generally carried out once every 4–6 days and is included in the accommodation price unless otherwise stated in the booking terms.

The cleaning time is agreed with the guest in advance. Cleaning may be carried out in the guest’s absence.

To carry out the cleaning, the housekeeper may use the key to the accommodation and enter the property only at the previously agreed time, except in the event of emergencies or other extraordinary circumstances.

The guest may also request additional cleaning, including a change of bed linen and towels. The price, scope, and time of the additional service are agreed separately with the owner.

8. Payment for Additional Services

If the guest orders additional services, their price, scope, and available payment methods are agreed in advance or at the time of ordering.

As a rule, payment is made in cash in Ukrainian hryvnia, the national currency of Ukraine. If cash payment is required, the guest is responsible for obtaining cash from an ATM or currency exchange office.

If necessary, currency exchange or cash withdrawal can be arranged after arrival, including at the airport.

The availability of a receipt, payment confirmation, invoice, or other document confirming payment depends on the status of the service provider, the payment method, and the requirements of the applicable legislation of Ukraine.

If the service is provided by a legal entity or an individual entrepreneur, the guest has the right to request a document confirming payment if its provision is required by law and the terms of the relevant service.
