1. Definition of a Booking
“Reservation of an Accommodation Property” (hereinafter referred to as the “Booking”) is a mutual agreement between the guest and the property owner, under which the owner undertakes to provide the accommodation property for the agreed period at the specified price, while the guest undertakes to make the required payment.
2. Booking Status
An accommodation property is considered booked only after the guest has made full or partial payment in accordance with the applicable booking terms.
Important! Before Making a Booking
Before deciding to make a booking, it is important to correctly determine your check-in and check-out dates, taking into account your arrival and departure times.
If, for example, you arrive at the accommodation property at 8:00 a.m., while the permitted check-in time is no earlier than 2:00 p.m. or 4:00 p.m., and you are unable to wait, it may be more practical to make the booking starting from the previous day.
Similarly, if your flight or train arrives late in the evening, while the check-out time is before 11:00 a.m., and you are unable to wait for several hours, it may be more appropriate to book the property for one additional day.
3. Number of Guests
Accommodation properties rented on a daily basis are intended for a specified number of guests. Please carefully review the property description and correctly indicate the number of adults and children under 12 years of age.
Children over 12 years of age are considered adults.
If the actual number of guests does not correspond to the number specified in the booking, the accommodation price may be recalculated, or the Cancellation Policy may be applied as in the case of a no-show.
4. Changes to Accommodation Dates
Any changes to the check-in or check-out dates before the start of the stay must be agreed upon with the property owner.
If changes arise during the stay, they must also be agreed upon with the property owner.
5. Intended Use of the Accommodation Property
Properties offered for daily rental are intended exclusively for accommodation purposes.
If the property is to be used for other purposes (office use, business meetings, photo or video shoots, events, etc.), this must be agreed upon with the property owner before making the booking.
For approval, you may contact Apartments UA Support by email. The rental price in such cases may differ significantly from the price indicated on the website.
6. Force Majeure
In the event of force majeure circumstances (an accident in the building, lack of water, heating or electricity, court-imposed restrictions, an accident in the street, or other unforeseen circumstances) arising after the booking but before check-in, the accommodation property may be replaced with a similar property at the same price, or the guest will receive a full refund of the amount paid.
7. Check-in Guarantee
After the booking has been confirmed, the property owner guarantees check-in at the booked property, except in cases of force majeure.
8. Documents Required at Check-in
Upon check-in, the guest must provide an identity document (passport, international passport, or driver's licence).
The information provided is confidential and may not be disclosed to third parties.
9. Payment for Accommodation
Payment is made on the Apartments UA website using one of the following methods:
1) Full Payment
The guest may pay the full amount in a single payment.
2) Payment in Two Stages
- first payment (deposit) — 30% of the total booking amount;
- second payment (remaining balance) — no later than 5 days before the check-in date.
Important Information
- If Apartments UA does not receive the full payment amount no later than 5 days before the check-in date, the booking will be automatically cancelled on behalf of the guest. In this case, the Cancellation Policy established by the property owner shall apply. Any refund will be processed in accordance with this policy.
- If payment by IBAN bank transfer or cryptocurrency is selected, payment must be made in full.
- In the event of cancellation of a booking, the Cancellation Policy shall apply, which may differ for each accommodation property.
